TVS’ client, Brookfield, asked for a proposal for a mixed-use master plan for adding new multifamily, office, retail and hotel components to the successful outdoor lifestyle component of their existing regional mall, Streets of Southpoint. The challenge was to develop what were recently vacated department store anchor sites into distinctive activity nodes that were fully integrated into the fabric and lifestyle spirit of the outdoor village. Drawing from the character and lifestyle of the surrounding community, the new uses were arranged into three distinct neighborhoods with their own focused experiential activity and personality: Wellness Park, Community Marketplace and Village Green. Each of these neighborhoods were woven into the existing village pedestrian street system as a series of new destinations that strengthened the image and appeal of the entire center. In addition to enhancing the internal site pedestrian connectivity, the plan proposed to extend the American Tobacco Trail (the adjacent 22 mile long rails to trails amenity) into the site. This proposed path extension runs through each new neighborhood and physically links the new mixed-use village to the greater Durham community.
