The District will be developed in phases, beginning with a temporary modular soccer stadium built by the San Diego Loyal next to the sports arena, seating up to 15,000 fans. This will serve as the club’s home for several years as they search for a permanent site nearby. Surrounding the stadium, temporary soccer fields, recreational amenities, and pop-up retail and dining options will activate the area with art, music, and family-friendly experiences, offering a preview of what's to come in later phases. In Phase 2, the reinvented sports arena will be joined by a new 3,500-seat music hall and flexible event space, positioning the District as a prime venue for sports, wellness, and entertainment events. The project will also serve as a hub for San Diego’s $6.3 billion sports innovation industry, featuring offices and light industrial space for established companies and start-ups alike. Retail kiosks and an open-air sports market will highlight local active lifestyle brands and give smaller entrepreneurs and trainers a cost-effective platform to engage with the community. Throughout the District, healthy dining, beer culture, and fitness destinations like Mesa Rim and potentially a Peloton Super Studio will cater to wellness enthusiasts. Mixed-scale hospitality and housing, including affordable options, will support a vibrant, inclusive community. Tying it all together, a series of public green spaces—pocket parks, athletic fields, and art-filled paths—will create a new kind of 'green main street,' inviting San Diegans and visitors to gather, play, and connect in a uniquely active urban environment.
