The Promenade Central building was originally designed and built in 1981 as a regional headquarters for AT&T Longlines and subsequently acquired by Norfolk Southern Railway. After relocating Norfolk Southern to a new headquarters facility, Cousins Properties proceeded to reposition this property as a modern class ‘A’ multitenant office building.
Prominently located in Midtown Atlanta on Peachtree Street across from the Woodruff Arts Center, Promenade Central was converted functionally and aesthetically from a private corporate property to a generous visually open and accessible building. New building entries were established connecting interior amenities with grand landscaped social exterior settings to promote an indoor / outdoor environment. To signature the new look and community presence a large three-story steel louvered trellis was introduced that overlays the primary Peachtree Street frontage with two exterior terraces original to the building.
New interior amenities included a redesign of the lobby, a large conference center, fitness center, social commons, and café. Modern porcelain tile flooring, thin gauged porcelain wall panels that look like Corten steel, aluminum tube features, new lighting and artwork created great social and business interior experience. Formerly solid concrete walls were removed in several locations to provide view transparency and daylight views in both the conference and fitness centers.
From an engineering standpoint, a major investment was made by the developer to convert from a heavy technology dated system operations single tenant headquarters to a highly efficient cleaner streamlined operations multitenant facility. Energy efficiency measures were provided through new system upgrades which included a new chiller plant incorporating new chillers, variable speed pumping, new cooling tower, with upgraded modern refrigerants.
The building, in short order, is over 70 percent leased and enjoying the positive acceptance as a premier property in Atlanta.
