tvsdesign was given the redevelopment goal and design challenge of re-imaging this high-end shopping center into a boutique shopping and entertainment destination that connects with the lifestyle of its Mountain Brook and Homewood shoppers.
The Mall Plaza Oeste Aires expansion is the second property embracing Mall Plaza’s bold new ‘Aires’ brand, attracting a high-end tenant offering and upscale clientele. At the heart of this multi-story environment is an aspiring resort-like oasis: Sculptural gardens and cascading stream, incorporating floating cafes and living rooms, under the cover of an expansive glass roof, create an inimitable shopping experience.
Mall Plaza Oeste Aires is one of four retail projects tvsdesign is creating for developer and mall operator, Mall Plaza, that will set a new standard for progressive and sophisticated retail in Chile. In addition to Plaza Oeste Aires, tvsdesign is working with Mall Plaza on Mall Plaza Antofagasta, a high‐fashion expansion wing that just opened, Mall Plaza Egana and Mall Plaza Los Dominicos for a total development of more than 2.6 million sq feet of new retail space.

The Retail Studio of tvsdesign and Mall Plaza have been strategic partners for over 17 years. With dozens of successful projects completed by tvsdesign, Mall Plaza knew their goals was threefold: how to adapt their brand to fit into such an unusual location, how to bring the outside indoors and how to develop a design language that spoke to high‐end shoppers.
“We made a conscious break from the traditional double‐loaded corridor of most malls to create a new more intimate shopping destination that connects the shopper both visually and physically to every store.” said Donna Childs, principal at tvsdesign.

Mall Plaza Egaña is surrounded by small scale, low‐rise urban residential buildings, single family home, and was designed to recapture the role of the community’s “central marketplace.” With careful placement of the various mixed-use components, the surrounding community was not only retained, but enhanced.
The new mall will feature:
- 5-levels of shopping in a sustainable environment
- Multiple levels of underground parking
- Large rooftop terrace
- Large Food Court with beautiful views to the cityscape and mountains

Drawing directly from the local culture in Santiago, tvsdesign created the new 98,800 sm retail destination designed to recapture the role of the community’s “central marketplace.” With careful placemaking, the surrounding urban community was not only retained, but enhanced.
Mall Plaza Egaña is one of four retail destinations tvsdesign is creating for developer and mall operator, Mall Plaza, which will set a new standard for the urban retail experience in Chile. As tvsdesign Principal Mark Carter explains, Mall Plaza has a “strategic vision to redefine both their brand and the customer’s shopping experience as the most progressive in Latin America”.
As strategic designers who understand the business of retail placemaking, Carter and his design team planned Plaza Egaña for urbanity. The four level urban infill project includes a mix of merchandise ranging from service retail and hypermarket in the subterranean transit level to the atrium and three upper levels with higher end retail stores.
Lining the street and plaza gardens are sidewalk cafes, restaurants and an amphitheater that create an entertainment district with a Bohemian atmosphere. Cinemas, food court and family restaurants anchor a rooftop garden with dramatic views to downtown Santiago and the mountains beyond.
In addition to making the retail center contextual and in harmony with its urban surroundings, Mall Plaza also challenged tvsdesign to create a project that would be a physical public statement of the importance of sustainability. The company signed an agreement with Fundación Chile to measure the carbon footprint/greenhouse gas emissions during construction, the first mall project in Chile to undertake these efforts.

Plaza Vespucio Aires represents a major expansion and face lift to this Santiago shopping mall. As the focal point of the interior, tvsdesign has created a lush garden court capped by a bold glass roof structure. The project vision is to attract a new upscale tenant and clientele mix by the creation of a large day lit winter garden designed to provide customers a relaxing “spa like” shopping environment.
Floating cafe living rooms and specialty retail are woven together with sculptural landscape including a cascading stream. Sweeping roof lines and curvilinear forms bring a new modern image to the mall’s exterior. This, along with the addition of a new covered walkway, help to unify the building and offers an enhanced pedestrian experience.
This 15,000 sm major expansion adds a distinctive new two level fashion district to this highly successful mall in Santiago, Chile. The project is developed by Mall Plaza, owner of eight large shopping centers in Chile and continues a long term multi-project relationship tvsdesign has with the developer. Read More>>
